SECAI is a federally funded research project by the German Federal Ministry for Economic Affairs and Climate Action (BMWK) that develops intelligent, AI-powered heating solutions for multi-family residential buildings. The project combines edge computing and cloud-based machine learning to optimize heating efficiency, reduce energy consumption, and lower CO2 emissions. The system analyzes heating demand through sensors and weather data, generates personalized heating strategies for tenants, and provides operators with optimized heating plans for entire building complexes. SECAI employs federated learning to protect tenant privacy while enabling data-driven optimization across multiple scales: individual rooms (nano-level), apartments (micro-level), buildings (meso-level), and large residential portfolios (macro-level). The consortium includes Digital Building Technology, DFKI, Forschungsvereinigung Elektrotechnik beim ZVEI, Goethe-Universität Frankfurt, GSW Sigmaringen, Strategion, and Ubimet, with additional supporting partners from the housing industry and environmental organizations.
